2. Acceptance of Terms

By accessing or using this website, making an enquiry, or entering into any agreement with NMP Homes, you agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, you should not use our website or services.

These Terms apply to all visitors, enquirers, applicants and parties who enter into a Lease-to-Own agreement with NMP Homes.

3. Our Services

NMP Homes provides Lease-to-Own property solutions in Dubai. Our services include:

  • Lease-to-Own agreements for residential properties in Dubai
  • Property sourcing and selection assistance
  • Ownership plan calculations and estimates
  • Client support throughout the ownership journey

NMP Homes operates as a property leasing company under licence number 1625658. We do not provide financial, mortgage, legal or investment advice. All information provided is for general guidance only.

4. Lease-to-Own Agreements

4.1 Agreement Structure

Each Lease-to-Own agreement is a separate legally binding contract between NMP Homes and the client, entered into following successful KYC verification and compliance checks. The specific terms of each agreement, including payment structure, equity allocation, deposit amount and lease term, will be set out in the individual agreement documentation.

4.2 Binding Nature

Once a Lease-to-Own agreement is signed by both parties, it becomes legally binding. Clients should read all documentation carefully and seek independent legal advice before signing.

4.3 Property Condition

NMP Homes will provide reasonable information about properties made available under our programme. Clients are encouraged to inspect properties and obtain independent assessments prior to entering into any agreement.

4.4 Calculator Estimates

Payment calculations provided on our website or through our representatives are indicative estimates only. Final terms are subject to individual agreement and may vary. Estimates do not constitute offers or commitments.

5. Eligibility & KYC Requirements

All applicants must complete Know Your Customer (KYC) verification prior to entering into any Lease-to-Own agreement. This is a mandatory legal requirement under UAE regulations.

Applicants must provide:

  • Valid government-issued identification
  • Proof of address
  • Source of funds documentation
  • Any additional documentation required under UAE Anti-Money Laundering (AML) regulations

NMP Homes reserves the right to decline any application that does not meet our compliance requirements. Failure to provide required documentation will prevent progression of an application.

6. Payments & Deposits

6.1 Initial Deposit

A minimum deposit, as specified in the Lease-to-Own agreement, is required to secure a property. Deposits are non-refundable unless otherwise stated in the individual agreement.

6.2 Monthly Payments

Monthly payments must be made in accordance with the schedule set out in the Lease-to-Own agreement. Late or missed payments may result in penalties or termination of the agreement as outlined in the individual contract.

6.3 Administration Fee

An annual administration fee of 2,000 AED is applicable to all Lease-to-Own agreements. This fee is separate from the monthly payment structure.

6.4 DLD Transfer Fee

A Dubai Land Department (DLD) transfer fee of 2% of the property value is applicable upon completion of property transfer. This fee is the responsibility of the buyer and is payable at the time of final transfer.

7. Cryptocurrency Payments

NMP Homes may accept selected cryptocurrency payments subject to:

  • Completion of full KYC and source-of-funds verification
  • Compliance with applicable UAE regulations regarding virtual assets
  • Internal acceptance procedures and risk assessment
  • Final approval at the discretion of NMP Homes management

Acceptance of cryptocurrency is not guaranteed. NMP Homes accepts no liability for cryptocurrency exchange rate fluctuations or losses arising from cryptocurrency transactions.

8. Property Pricing

The purchase price of a property under a Lease-to-Own agreement is fixed at the time of signing and will not change during the agreement term, regardless of property market movements.

This fixed pricing provides certainty for the buyer and protects them from future price increases. However, it also means the buyer will not benefit from any price reductions that may occur during the lease term.

9. Default & Termination

Default provisions, termination rights and the consequences of non-payment will be set out in full detail in each individual Lease-to-Own agreement. In general:

  • Failure to meet payment obligations may constitute a default under the agreement
  • NMP Homes reserves the right to terminate agreements in cases of material breach
  • Clients in difficulty are encouraged to contact NMP Homes promptly to discuss their situation
  • All termination processes will be conducted in accordance with UAE law

10. Website Use

10.1 Permitted Use

This website is provided for information purposes relating to NMP Homes and our Lease-to-Own services. You may use this website for personal, non-commercial purposes in accordance with these Terms.

10.2 Prohibited Use

You must not use this website to:

  • Submit false or misleading information
  • Attempt to gain unauthorised access to any part of the website or its systems
  • Transmit any malicious software or harmful code
  • Engage in any activity that violates applicable laws or regulations

10.3 Website Availability

NMP Homes does not guarantee uninterrupted access to the website. We reserve the right to suspend or withdraw the website at any time without notice.

14. Governing Law

These Terms and Conditions, and any disputes arising from or in connection with them, shall be governed by and construed in accordance with the laws of the United Arab Emirates and the Emirate of Dubai. Any disputes shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

15. Amendments

NMP Homes reserves the right to amend these Terms and Conditions at any time. Updated terms will be posted on this page with a revised date. Continued use of our website or services after changes are posted constitutes acceptance of the updated Terms.
